Homeowners Association (HOA) Information

Monthly Dues

The monthly fee paid by each homeowner will cover the operation of the Recreation Center and its facilities, security, water, trash, sewer Spectrum cable TV, Spectrum internet, landscaping and exterior maintenance of your home and greenbelt areas, master insurance policy for homes’ exteriors and common areas. Termite correction is not included. The HOA fees cover 1 person with an additional $10 charge for each additional person. Residents are responsible for paying their own electricity to SCE.

Committees

If you’d like to get involved, there are many advisory committees you can join. Committees report to the LV Board of Directors. Volunteers commit to serve for one year. 

Architectural Committee (1st & 3rd Fridays 8:30-9:30am), Landscape Committee (quarterly), Building & Grounds (1st Thursday 9:00am), Education & Recreation (3rd Thursday 1:30pm), Finance (4th Wednesday 1:30pm), Insurance (meets as needed) and Welcome Committee (hosts quarterly Welcome Reception for new residents).

Landscaping

Leisure Village will maintain the landscaping in the planter areas around each home if the plants are on the approved plant list and there are no pots, statues, rocks, or wood chips in the planter bed. Leisure Village will water planter beds that are Homeowner Maintained, but they will not trim or weed those areas. If a homeowner would like to change the landscaping, they will need to fill out a landscape permit and get approval from the landscape committee.

Pets

Residents are allowed to have up to 2 pets without size, breed, or weight restrictions. Dogs are not allowed off leash. Residents must clean up after their pets. Pets are not allowed in the Recreation Center, restrooms, locker rooms, Garden Area, Pool Area, Fitness Center, Clubhouse, Picnic Area or on the golf course. There is an exception for “Service Animals” only. “Emotional Support Animals” do not count as Service Animals and as such are only allowed in the same places that pets are allowed. Please have your contact information, emergency contact information, your pet(s) description and name(s) on your refrigerator. If you are taken to the hospital, Leisure Village staff will try to contact the person(s) listed so your pet can be taken care of in your absence. Camarillo requires that any dog over the age of 4 months be licensed. You can get licensing information by calling the Camarillo Animal Shelter at (805) 388-4341 (closed Mondays).

Recreation Office & Travel Office

The Recreation office & Travel office are both located in the lobby of the Recreation Center.

The Recreation office is open Monday through Friday 8:15am – 11:45am and 1:00pm – 4:45pm. Services include: Event Scheduling, Management of Recreation Center, Maintaining Bulletin Boards and Posters, Reserving Recreation Center Rooms for Activities, Resident Use and Fax Service.

The Travel office is open on Wednesday 9:00am – 11:00am. Services include: Providing information and making reservations for Leisure Village travel excursions.

 

Guests

Guests may stay up to 3 months per year and can visit any time, no matter their age. Adult guests are welcome to use the common area facilities but must be accompanied by a resident. There are specific rules for children.

RV Parking

If you have an over-sized vehicle (boat, trailer, camper, RV), there is a 4-acre, gated site in Leisure Village with a wash rack that you may use at no additional charge if there is space.

Trash

E.J. Harrison & Sons picks up the trash on Thursdays. You can roll out your trash and recycle bins starting at 4:00pm on Wednesday and must bring them in by 8:00pm on Thursday to avoid a fine. Reach out to them regarding bulky item and additional trash pickup. https://ejharrison.com (805) 738-7228

Association Office

The Association Office is located near the West gate next to the RV parking lot. Phone is (805) 484-2861. They are open Monday through Friday 8:15am – 11:45am and 1:00pm – 4:45pm. Services include: Administration (General Manager & Stagg), Resident Services, Landscape Maintenance, Security and Accounting.

Parking

All homes in Leisure Village have either a carport or 1 or 2 car garages. Residents may park their cars in their carport, garage, driveway (as long as the vehicle is not blocking the sidewalk) or on the street. Over-sized vehicles (truck, boat, trailer, camper, RV) may be parked at our 4-acre, gated site near the West gate for no additional charge as long as there’s room.

Renting Out Your Home

You may rent out your home as long as the rental percentage in Leisure Village is under 25%. Tenants must be at least 55 years old. Rentals cannot be shorter than 30 days. Many residents rent out their homes on an annual basis. The tenancy must be in compliance with Leisure Village’s CC&Rs.
